PROPOSED AMENDMENTS TO THE SWANTON LAND USE AND DEVELOPMENT REGULATIONS AND SWANTON ZONING MAP

The Town of Swanton Selectboard will hold a public hearing on the proposed Town and Village of Swanton Land Use and Development Regulations on July 1, 2025, at 6:00 p.m. at the Swanton Municipal Building, 1 Academy Street, Swanton, Vermont. This public notice is given pursuant to 24 V.S.A. Section 4444. The principal purpose of the proposed zoning bylaw amendments is to (1) reflect changes to the Vermont Planning and Development Act (the “Act”) that were enacted by the Vermont Legislature in July 2023 and June 2024, which establish new required provisions in every municipal zoning bylaw, (2) zoning districts (3) modify dimensional and lot size standards across all zoning districts (4) modify and update flood standards (5) modify definitions and uses, and make (6) make revisions throughout the zoning bylaw to clarify and correct definitions, paragraph numberings, and other provisions for the purposes of internal consistency and conformance with the Act. These amendments will affect every geographical area of Swanton. The Town of Swanton Zoning Map has also been amended to consolidate districts and align the intent of districts to meet state stature. The proposed zoning bylaw amendments affect every section of the zoning bylaw.
